The NAHB Housing Market Index (HMI) is a monthly survey of members of the National Association of Home Builders that gauges the relative level of current and future single-family home sales. It serves as a leading indicator for the housing sector, as builder sentiment often precedes actual construction activity. A reading above 50 indicates that more builders view conditions as good rather than poor.
The index is based on a survey where builders rate market conditions for current sales, expectations for the next six months, and the traffic of prospective buyers. These three components are weighted to produce the final diffusion index.
