The real estate sector index in the S&P 500 fell 0.59% in the Friday, November 6 session, according to Investing.com data, while the 10-year U.S. Treasury yield rose to 4.86% from 4.84% the previous day. The move ran counter to the narrative of real estate stocks rising as yields fell, with the two indexes moving in opposite directions during the session. The Associated Press said Treasury yields held firm after a strong U.S. labor market report. Reuters also reported that jobs data drove yields higher on Friday. Major stock indexes posted mixed performance, with the S&P 500 and Nasdaq rising while the Dow Jones fell.

The U.S. economy added 165,000 jobs in October, and the unemployment rate fell to 4.1%, according to the Labor Department report released Friday. Reuters said the number of jobs added by the world’s largest economy far exceeded expectations and that the data strengthened expectations for the Federal Reserve to raise interest rates at its December meeting. In the bond market, the 10-year yield rose to 4.86% on November 6, compared with 4.84% on November 5. As for stocks, the S&P 500 rose 0.3% and the Nasdaq gained 1.1%, while the Dow Jones lost 0.5%. The real estate sector therefore fell despite gains in two major U.S. market indexes.

The session’s data place commercial real estate in the broader context of the reaction to the midterm elections. Cushman & Wakefield said election timing alone was not a reliable indicator of returns for private or publicly traded commercial real estate, or of occupancy rates. It added that economic growth, interest rates and credit availability were more influential factors. In separate coverage of the election results, the Associated Press said defense and oil stocks fell amid expectations that Democrats would push to end the U.S.-Iran war, potentially lowering energy prices. The agency said corporate earnings and interest rates affect stock prices more than which party controls Washington.

Interest rates remain an important focus for tracking commercial real estate, according to Cushman & Wakefield estimates published on November 4. The firm forecast that the 10-year Treasury yield would fluctuate between 4.5% and 5.0% during 2027 before gradually stabilizing near 4.5%. In the latest available inflation reading cited in the report, the Consumer Price Index for All Urban Consumers rose 0.6% in September on a seasonally adjusted monthly basis and 3.7% year over year on a not seasonally adjusted basis, according to the U.S. Bureau of Labor Statistics. The bureau scheduled the release of the October index report for November 10, 2026, at 8:30 a.m. Eastern time. The report follows jobs data that pushed Treasury yields higher in Friday’s session.
