Safehold Revenue Reaches $118.7 Million as Earnings Per Share Miss Estimates
Key Facts
Safehold reported third-quarter 2026 revenue of $118.7 million on November 3, net income attributable to common shareholders of $28.8 million, and earnings per share of $0.41. Earnings per share fell short of analysts’ estimate of $0.43, while revenue topped their estimate of $117.34 million, according to Investing.com coverage. The company released its results after the market closed that day and scheduled an earnings review call for 5 p.m. Eastern time. The results therefore combined revenue above expectations with earnings per share below them. The November 2 session did not precede the announcement in a way that would allow the stock’s movement that day to be linked to the results.
Year over year, third-quarter revenue rose from $96.2 million in 2025 to $118.7 million in 2026. By contrast, net income attributable to common shareholders fell from $29.3 million to $28.8 million. Earnings per share remained at $0.41, unchanged from the same quarter a year earlier. Management attributed the stable earnings per share to offsetting factors: contributions from new financings and company-owned hotels supported the figure. Those positive effects were offset by lower management fees from Star Holdings, reduced earnings from unconsolidated joint ventures, and a slight increase in noncash general reserves, according to the earnings call transcript cited by Investing.com.
Safehold said it closed $38 million in financings for new ground lease properties during the quarter, including $13 million in future commitments that had not yet been funded. Management said on the results call that total financings executed during the period reached $112 million. That included $107 million in ground lease financings with a 7.4% economic yield, alongside $5 million in leasehold loans. The figures present executed financings and future commitments as two different views of activity: the $112 million represents what management said it funded during the quarter, while the $38 million figure includes commitments for which funds had not yet been drawn. The data show continued activity in ground leases and leasehold loans during the period, alongside financing commitments awaiting execution.
Safehold’s portfolio had a gross book value of about $7.4 billion at the end of the third quarter. The company estimated unrealized capital appreciation in the portfolio at $9.9 billion, up about $100 million from the previous quarter, according to the earnings call transcript. These figures provide a measure of the portfolio’s size and the company’s estimate of its unrealized capital value. Management said more than 90% of the portfolio includes inflation-linked rent increases. It also said interest rate volatility had delayed deal closings and prompted renegotiations of terms, while client interest in the affordable housing sector continued. These details connect the rental revenue structure described by management with conditions in negotiations over new deals.
On deal conditions, CEO Jay Sugarman said the recent rise in interest rates had added volatility to transaction markets. He added: "We’re encouraged by the engagement we’re seeing with our clients." He said he was optimistic about the company’s ability to capitalize on opportunities, supported by its liquidity and long-term liability structure. His comments came as management reported that interest rate volatility had delayed some deals and prompted renegotiations of terms. In September, the company declared a third-quarter cash distribution of $0.177 per share, equivalent to an annualized rate of $0.708 per share. The distribution provides investors with additional context for reading the quarter’s results, alongside the company’s reported revenue, income and financing figures.
