Innovative Industrial Properties reported on Nov. 2 results for the third quarter ended Sept. 30, 2026, posting diluted earnings per share of $0.99, beating analysts’ estimate of $0.91 by $0.08. Revenue was $64.9 million, versus consensus estimates of $60.69 million, according to Investing.com data. Year over year, revenue rose 0.4% from $64.7 million in the corresponding period of 2025. The company said the increase reflected revenue related to properties it had recovered and the application of security deposits, partly offset by lower rental revenue following property sales and lease terminations. The results thus showed limited revenue growth alongside a beat on market estimates for earnings and revenue.

The portfolio saw lease changes during the quarter: the company terminated 16 leases covering a total of 1.2 million square feet and entered into six leases covering 604,000 square feet. Occupancy in the operating portfolio fell to 90.0% in the third quarter of 2026, from 95.8% in the second quarter and the same level in the third quarter of 2025. The company cited preliminary arrangements with new tenants for the three properties still leased to 4Front, which represent 7.1% of annual contractual rent. The proposed arrangements include a 250,000-square-foot property in Illinois and two properties in Massachusetts totaling 124,000 square feet. The arrangements remain subject to conditions, and the company expects to complete them after receivership proceedings by the end of 2026 or early 2027.

On non-rental income, interest and other income rose to $14.3 million for the quarter, from $4.4 million a year earlier. The company attributed the increase primarily to the recognition of $10.4 million in interest and distribution income related to its financial investments in IQHQ, as well as interest income on a seller financing note. It also applied $3.8 million in security deposits to properties leased to The Cannabist and Parallel. The company included revenue related to recovered properties and the application of deposits among the factors supporting revenue, while lower rental income following property sales and lease terminations limited the impact. These items reflect a mix of income sources in the quarter’s results, alongside continued changes in the status of certain tenants and properties.

In its financing activity, the company entered into a $245 million mezzanine loan commitment in September tied to IQHQ’s Allwave Park life-sciences campus in Cambridge, Massachusetts. About $111 million was funded at closing, while the loan is expected to generate a return of approximately 15.8%, with a minimum of 14.0%. The loan matures in February 2028. On operating performance, Executive Chairman Alan Gold said adjusted funds from operations per share rose 7% from the second quarter of 2026, citing continued leasing momentum. Occupancy in the operating portfolio was 90.0% in the quarter, compared with 95.8% in the previous quarter, according to the financial supplement filed with the Securities and Exchange Commission. This puts quarterly growth in the adjusted measure alongside the decline in occupancy recorded during the period.

The company declared a third-quarter cash dividend of $1.90 per common share, equivalent to $7.60 annually on an annualized basis. The dividend was paid on Oct. 15 to shareholders of record on Sept. 30. At quarter-end, net debt to total assets was 18.7%, with total assets of $3.0 billion and total liquidity of $142.4 million. Net debt to adjusted EBITDA was also 2.1 times. After the quarter ended, the company issued 2,167,500 Series B preferred shares at a public offering price of $25.00 per share, generating gross proceeds of $54.2 million. It also extended the maturity of an $87.5 million revolving credit facility by 90 days, to Jan. 21, 2027.

The company’s shares closed at $54.4 on Nov. 2, according to EL7 data. The company had announced that its conference call and webcast to discuss quarterly results and operations would begin on Nov. 3 at 9:00 a.m. Pacific time, or 12:00 p.m. Eastern time. The call follows the results announcement and will present details of operating and financial performance for the period ended Sept. 30. The quarter’s results combine a beat on analysts’ estimates for revenue and earnings per share, modest year-over-year revenue growth and lower occupancy in the operating portfolio. The period also included lease terminations covering more space than the new leases, alongside arrangements to re-lease 4Front properties and financing for a life-sciences project. The arrangements for the three properties remain subject to conditions and receivership proceedings, with completion expected by the end of 2026 or early 2027.
