Montea announces €344 million logistics deal, targets doubling Italian portfolio
Key Facts
Montea announced on 29 October the €344 million acquisition of a logistics real estate portfolio from Weerts Logistics Parks in Italy and Germany, in a deal that also includes increasing its stake in their Belgian joint venture. The company said the acquired assets have a weighted average lease term of 16 years and an average net yield of 5.7%. The transaction combines entry into Italy as a new core market with expanded investment in Belgium, rather than focusing solely on expansion in Italy. Montea describes Italy as its fifth core market and linked its entry there to an exclusive development partnership with WLP through 2030. The company aims to at least double its Italian portfolio by that year.
Montea plans to raise its stake in the joint venture with WLP to 49%, alongside the expansion of a fully leased development project for Skechers near Liège Airport. The project is set to cover 230,000 square metres after the expansion, adding a logistics asset in Belgium to the Italian and German acquisitions. After the deal closes, the company expects its portfolio value to reach €3.65 billion, with 2.7 million square metres of lettable area. It also expects an occupancy rate of 99.5%, calculated on a pro forma basis. Montea says the Italian development partnership provides an exclusive project pipeline through 2030, with a targeted minimum net yield on cost of 7.5%.
Chief Executive Jo De Wolf said Italy represents a logical next step for the company, noting that "market fundamentals are strong, with high demand and limited supply of quality logistics space." The company links these conditions to continued rental growth, while the acquisition provides long-term leases with an average term of 16 years. Montea said its new shares to be issued to WLP in the deal will be priced at €82.97 per share. The price represents a premium of 28% to the last share price before the announcement, according to the terms of the deal disclosed by the company. The share issuance and acquisition remain subject to shareholder approval.
The deal is due to be put to an extraordinary general meeting of shareholders on 3 December 2026, with closing expected around 15 December. Montea set 30 October 2026 at 11:00 Central European Time for an online webcast to explain the deal. In Italy, the national statistics agency said the preliminary estimate of gross domestic product in the third quarter of 2026 is scheduled for 30 October at 10 a.m. local time. The bank said rising energy prices are increasing inflation risks and weighing on growth prospects, while core inflation remained largely stable and wages showed no material response. Montea lists its annual financial report on 2026 results for 4 February 2027 after market close, followed by a call to present the annual results on 5 February.
