Arbor Realty Posts $85.4 Million Loss and Suspends Cash Dividends
Key Facts
Arbor Realty Trust posted a net accounting loss of $85.4 million, or $0.51 per diluted common share, in the third quarter of 2026 and suspended the quarterly cash dividend on common shares. The company said in its earnings release that the suspension came amid “this challenging environment” to preserve capital and maintain financial flexibility. The decision ends the cash dividend common shareholders had been receiving, as results showed both an accounting loss and a distributable loss. Distributable loss was $0.04 per diluted share, according to the release. But the company said distributable earnings would have been $0.08 per share excluding net realized losses of $21.7 million from the resolution of certain legacy assets.
The figures show a difference between the net accounting loss and the distribution measure the company reported to shareholders. The quarter’s results included realized losses related to the resolution of legacy assets, and Arbor said excluding that item would turn the distributable loss of $0.04 per share into earnings of $0.08. That exclusion does not change the fact that the company announced the suspension of its quarterly common dividend or that its net accounting loss was $85.4 million. In the third quarter of 2025, the company posted net income of $38.5 million, or $0.20 per diluted share. The year-over-year comparison therefore shifted from income to a loss, while the distribution measure remains affected by the asset-resolution losses disclosed by the company.
The third quarter followed another loss posted by Arbor in the second quarter of 2026, of $37.3 million, or $0.20 per diluted share, compared with net income of $24.0 million, or $0.12 per share, in the second quarter of 2025. In the second quarter of 2026, distributable earnings were $0.10 per share, versus $0.25 in the same period a year earlier. The company had declared a cash dividend of $0.17 per share for that quarter, payable on August 28 to shareholders of record on August 14. The comparison shows the third-quarter loss followed a loss in the previous quarter, and the current dividend suspension came after a cash dividend was declared for the second quarter. Total provision for loan losses was $163.4 million as of June 30, 2026, according to the second-quarter results.
On financing, the company closed an $825 million securitization structure during the third quarter, which it said provided about $50 million in additional liquidity. Its loan servicing portfolio was about $36.80 billion, while agency loan facilities reached $907 million. In its structured loan business, the portfolio was about $12.00 billion, with facilities of $459.2 million and a portfolio liquidation or repayment of $574.0 million during the quarter. These figures place the new liquidity alongside the size of the structured portfolio and the lending and liquidation activity reported by the company. At the end of June, funded debt for the loan and investment portfolio was $10.48 billion, and its weighted average interest rate, including fees, was 6.38%, according to the second-quarter filing.
The stock closed at $2.95 on October 28, according to the company’s investor relations page, and then at $3.02 on October 29, according to EL7 data. The two prices were for consecutive trading days before the third-quarter results announcement on October 30, and the available facts provide no subsequent comparison to measure the market’s response to the announcement. The results review call was scheduled for October 30, 2026, at 10:00 a.m. U.S. Eastern Time. The company said a telephone replay would be available through November 6. It also said the board would continue to evaluate its dividend policy in light of market conditions, company performance, capital needs and REIT distribution requirements.
