Landsec intends to acquire a 100% stake in Metrocentre in Gateshead for £516 million in cash, a deal that will strengthen its presence in the UK shopping-centre market. The company said the centre’s existing net rental income of £41 million means the price represents a 7.9% rental yield. Landsec announced that it had exchanged contracts and said completion was expected by the end of October; the public announcement does not confirm that the deal has completed. The acquisition will give the company full control of one of the country’s largest shopping centres by sales. The investment is part of a strategy Landsec announced to invest an additional £1 billion in major retail assets.

Metrocentre has 1.86 million square feet of lettable space, houses 282 stores and welcomes more than 16 million visitors a year. Landsec said retail sales at the centre are about £650 million, making it one of the UK’s top 10 shopping destinations by sales. The deal also includes an adjoining retail park with 0.2 million square feet of space across 15 units. Overall occupancy at the site was 95%, while the average lease term was 4.5 years. These figures show the scale of the assets transferring to Landsec and the occupancy and existing leases at the time of the announcement.

Landsec said completing the acquisition would raise to 3 the number of UK shopping centres it owns among the top 10, and to 8 the number among the top 30. It added that major retail destinations would account for about 46% of its annual rent after completion. In a financing announcement, the company said it aims to raise about £500 million through a share issue to fund the purchase of Metrocentre and another deal in its retail portfolio, for which the cash consideration is about £100 million. The remainder, it said, would be funded from existing debt facilities. The plans place the acquisition within a broader expansion of its retail portfolio, with part of the financing relying on a share issue.

Landsec sees scope to improve the centre’s existing yield by about 40 basis points in the near term through asset-management and efficiency initiatives. The company identified selective capital investments of about £30 million over the next few years. Chief Executive Mark Allan said retail sales across the company’s existing platform had risen 26% since March 2022, compared with an average of 1% in the UK market. He added that occupancy across its major retail portfolio had reached its highest level in two decades. The company continues to expect like-for-like net rental income growth of between 3% and 5% for the year ending 31 March 2027, according to an update accompanying the acquisition announcement.

The deal comes as data from the Office for National Statistics showed UK retail sales volumes fell 0.4% in September, after rising 0.7% in August. On a quarterly basis, volumes rose 0.7% in the third quarter compared with the second. The agency partly attributed September’s weakness to lower sales at supermarkets and clothing stores. Online clothing retailers said autumn and winter ranges had not performed well because of warmer-than-usual weather in September 2026. Retail footfall also fell 6% from August and 1% from September 2025, while footfall at open-air shopping centres declined 8% month on month.

In the housing market, the effective interest rate on new mortgages rose to 4.63% in September from 4.60% in August, according to the Bank of England. The rate on outstanding mortgages also increased to 4.03% from 4.00%. The Bank kept its key interest rate at 3.75% in September, in a 6-to-3 vote. The three dissenting members voted for an increase of 0.25 percentage points to 4%. The next monetary policy meeting is scheduled for 5 November 2026; the proposed increase was the minority position in September’s vote, not evidence of a confirmed expectation for the next meeting’s decision.

The next update on UK retail sales is due on 20 November 2026. For Metrocentre, Landsec said it expected to complete the acquisition by the end of October in its contract exchange announcement, while its update continued to forecast like-for-like net rental income growth of between 3% and 5% for the year ending 31 March 2027. This timeline provides a basis for tracking completion of the deal and the operating results cited by the company in its announcement.
