AEW UK REIT announced an interim distribution of 2.00p per share for the three months ended 30 September 2026, in a shareholder update issued on 28 October. The company said it was the 44th consecutive distribution and was in line with its annual target of 8.00p per share. The distribution yield was 7.8% at quarter-end. Total net asset value return was 1.53% for the period, compared with 1.31% in the quarter ended in June. Total shareholder return was 0.57%, following 7.47% in the previous quarter.

The company’s net asset value was £170.50 million on 30 September, equivalent to 107.45p per share. Net assets stood at £171.05 million, or 107.80p per share, on 30 June. The decline in total value and per-share price reflects the quarter’s outcome, despite a positive net asset return of 1.53%, including the distribution. Investor returns also differed between the two quarters, with shareholder return falling from 7.47% to 0.57%. The distribution announcement therefore comes in a quarter when assets generated a positive return, while shareholder return was below its level in the previous quarter.

AEW’s like-for-like portfolio valuation fell 0.09% in the September quarter, after rising 0.11% in the June quarter. The result reflected mixed performance across property sectors: retail warehouses rose 1.97%, and high street shops increased 1.01%. By contrast, office asset valuations fell 2.93%. Portfolio manager Laura Elkin said capital performance remained positive over the half-year, despite the quarterly valuation decline. She added that the company’s performance compared with a 1.1% fall in the CBRE valuation index over the same period, attributing retail gains to leasing and occupancy activity.

The loan-to-gross-asset-value ratio was 25.42% at the end of September, while the fixed cost of debt remained at 2.959% until July 2027. The company said it had begun discussions with lenders ahead of the financing’s maturity. For portfolio management, AEW intends to sell assets that have reached their peak value and reinvest the proceeds in earnings-enhancing acquisitions. The company described this approach as a capital recycling programme. It is also working with the board and advisers on opportunities to broaden its equity base.

The company set 5 November 2026 as the ex-distribution date and 6 November as the record date for eligible shareholders. Payment is scheduled for 4 December. Shareholders wishing to elect the distribution reinvestment plan must submit their election by 13 November. In the UK, the September public finances report was released on 21 October, and the Office for National Statistics set 20 November as the date for its next release. The Bank of England also set 29 October for publication of its September “Money and Credit” report, which includes credit and mortgage approval data.
