BrightSpire Capital reported on October 27 U.S. GAAP net income of $46.9 million, or $0.37 per share, for the third quarter of 2026, while adjusted distributable earnings were $17.8 million, or $0.14 per share. Distributable earnings were $10.3 million, or $0.08 per share, according to the company statement. The three measures show a widening gap between reported net income and the amounts the company measures on a distributable basis. The company released results ahead of its scheduled discussion call on October 28 at 10:00 a.m. Eastern time. It said general provisions for expected credit losses totaled $107 million, equal to 332 basis points of total loan commitments.
GAAP net book value was $7.08 per share on September 30, while undepreciated book value was $7.87 per share. The board approved a quarterly cash dividend of $0.16 per share for the third quarter, paid on October 14 to shareholders of record on September 30. The stock closed at $3.72 on October 27, coinciding with the results announcement, according to market data. It had closed at $3.62 on October 21 and $3.69 on October 26. According to Investing.com, the stock fell 25.750% over the previous three months and 28.740% over 12 months through October 27.
On the operating front, the company closed $272 million in financing commitments during the quarter for loans originated in the period, and closed or was executing an additional $66 million after quarter-end. The loan book stood at about $3.1 billion, up more than 30% year over year. The portfolio comprised 111 loans, with multifamily loans accounting for 72%, according to the company. BrightSpire also completed its fifth collateralized loan obligation issuance, and its second in 2026, bringing these obligations to nearly two-thirds of its loan portfolio financing. The transactions provide financing for the portfolio as management focuses on liquidity and balance-sheet strength.
By contrast, general CECL provisions rose from $100 million, or 327 basis points of total loan commitments in the second quarter, to $107 million, or 332 basis points in the third quarter. Management attributed the increase to macroeconomic conditions, construction activity and model inputs. Liquidity was about $181 million at the time of the call, including $106 million in cash and $75 million available under the credit facility. The chief financial officer said, "Our liquidity today is about $181 million," detailing its components. Debt to assets was 70%, while debt to equity was 2.7 times, according to management.
The company repurchased 2.1 million shares during the quarter for about $10 million, at an average of $4.81 per share, with about $20.5 million remaining available under the repurchase program. The move comes as the chief executive said a short-term pullback in demand for acquisition financing, alongside liquidity build-up, could lead to slower loan-book growth. He said this could delay reaching positive dividend coverage, and made balance-sheet strength and liquidity a near-term priority. He added that reducing exposure to owned real estate and loans on the watchlist remains part of management's plans. The company expects to market the San Jose hotel sometime in 2027, and said its exposure to office loans and loans originated before 2024 will continue to contract over the coming quarters.
