Fitch raised its outlook on Neinor Homes to positive from stable and affirmed the Spanish company’s long-term credit rating at B+, following its acquisition of AEDAS Homes. Traders Union reported that Fitch said the decision reflects expectations for stronger cash generation and lower leverage over the coming years. The agency also affirmed the senior secured debt rating at BB-, with a recovery rating of RR3. The revision puts cash flow and debt trends at the forefront of the company’s assessment after its expansion through the deal. Neinor said in March that it had completed the acquisition and increased its stake in AEDAS to 96.83%.

A key part of the outlook is the company’s ability to convert business growth into cash. Fitch expects free cash flow to turn positive during 2027-2028. The report said higher deliveries, strong pre-sales and expansion through joint ventures support this trajectory. Fitch also expects net leverage to fall below 3.0x by end-2028. The timing of cash flows and debt reduction are therefore central to tracking the financial impact of integrating AEDAS.

Neinor’s demand indicators provide an operating backdrop for these expectations. Its land bank stood at about 36,600 units, while its order book reached €3.3 billion at the end of the first half of 2026. Forward sales at the time covered 92% of 2026 deliveries and 84% of 2027 deliveries. In an October update, the company said its order book had exceeded €2 billion and pre-sales covered 92% of 2026 deliveries, 84% of 2027 deliveries and 38% of 2028 deliveries. The report links strong pre-sales and higher deliveries to the expected improvement in cash generation.

The deal reflects an expansion funded by substantial sums, alongside commitments to reduce debt. Neinor said its total investment in acquiring its stake in AEDAS was €923 million, and that repaying about €260 million of outstanding bond debt was a financial priority. In October, the company said it had rotated €260 million of assets since the start of the year, including the sale of a land portfolio worth €110 million to a joint venture with Orion Capital Managers. It said faster-than-expected execution improved cash flow generation and reduced business-plan risk. The company expects net debt to fall from about €1 billion in 2026 to €0.9 billion in 2027, supported by €400 million in land sales and €40 million in asset management fees.

Neinor also revised its published operating targets. The company raised its 2027 earnings before interest, taxes, depreciation and amortization target range to €260–280 million, from the previous range of €240–260 million. It announced a 2028 target for the first time, in a range of €260–280 million. In its asset-rotation announcement, it said deals signed since the start of the year totaled €260 million, at a 17% premium to gross asset value and with a 42% gross margin. These targets and the asset-rotation plan form part of the liquidity and balance-sheet trajectory tracked by the credit outlook.

In the broader Spanish economic backdrop, annual inflation was 4.9% in September 2026, while core inflation was 3.1% and the headline index rose 0.3% month on month, according to Spain’s National Statistics Institute. These figures provide parallel economic context for the company’s assessment, while the report ties the outlook revision to Neinor’s financial and operating expectations. The institute’s calendar sets October 30 for its estimate of third-quarter national accounts, including gross domestic product. The same date is also scheduled for the flash estimates of the October consumer price and harmonised price indices. The forthcoming releases will provide a more up-to-date reading of activity and inflation in Spain.
