Xior Student Housing reported on Oct. 23 results for the nine months ended Sept. 30, 2026, posting IFRS net profit of €117.9 million, compared with €69.2 million in the same period a year earlier. EPRA earnings per share were €1.59, compared with €1.52 a year earlier. The results also showed net rental income rising 11% to €143.1 million during the period. The figures cover nine months, not the third quarter alone. They reflect growth in rental activity alongside an increase in the net accounting result.

The increase in the net result came alongside improvement in valuation items. The portfolio’s revaluation under IAS 40 totaled about €22.8 million during the nine months, compared with €6.9 million in the corresponding period. The revaluation of ineffective interest rate hedging instruments also turned into a gain of €31.3 million, after a loss of €0.5 million a year earlier. These items help explain part of the difference between IFRS net income and EPRA earnings, which were €1.59 per share. At the asset level, the fair value of the property portfolio increased by €109.1 million, or 3%, since the end of 2025.

The portfolio’s fair value reached €3.668 billion at the end of September 2026. This came as net rental income rose 11% to €143.1 million, reflecting growth in rental revenue during the period. On financing, the loan-to-value ratio was 49.87% at the end of 2025, down from 50.99% at the end of 2024, while the debt ratio fell to 49.92% from 50.64%. This comparison provides context on debt levels ahead of the reported nine-month results. In 2025, the cost of financing was 3.06%, compared with 3.10% in 2024.

The average maturity of outstanding loans rose to 5.2 years at the end of 2025, from 4.3 years at the end of 2024. The stock closed at €24.40 on Oct. 23, 2026, up 2.52% on the day. The outlook puts next year’s earnings and dividends at the forefront of what the company announced after its nine-month results.
