Vista raised its fiscal 2026 revenue growth outlook to a range of 11.5%–12.5%, from 10%–11% previously, saying the earlier-than-expected start of rental revenue from recently leased properties contributed to the revision. The announcement came with third-quarter results showing gross rental revenue rose 9.9% to $79.6 million, compared with $72.4 million in the same period of 2025. The company said in its statement: "We now expect revenue growth of 11.5% to 12.5%, compared with our previous guidance of 10% to 11%." Vista also raised its adjusted net operating income margin target to 94.0% from 93.5%, and its adjusted EBITDA margin target to 84.0% from 83.0%. These figures are not compared with analyst estimates; they measure the change in the company’s own guidance.

Excluding energy revenue, revenue increased 10.8% to $77.5 million from $69.9 million in the third quarter of 2025. Vista attributed the growth to $8.3 million in revenue related to new contracts and a positive inflationary impact of $2.6 million. Leasing activity totaled 2.3 million square feet during the quarter, including a record 1.6 million square feet of new contracts, alongside renewals covering 0.7 million square feet. The company said portfolio occupancy improved 220 basis points sequentially to 93.9% at the end of the quarter. Occupancy at stabilized properties was 93.9%, while same-property occupancy reached 95.5%, placing the improvement in occupancy alongside rental growth in the period’s operating performance.

Adjusted net operating income rose 10.4% to $72.9 million, compared with $66.1 million in the third quarter of 2025, but its margin fell 33 basis points to 94.1%. Adjusted NOI growth in the same period last year was 14.7%, when it reached $66.1 million at a margin of 94.4%. Adjusted EBITDA increased 9.2% to $65.2 million from $59.7 million, while its margin fell 123 basis points to 84.1% amid higher costs and administrative expenses. On a same-property basis, NOI rose 4.4% year over year. The figures show growth in operating measures alongside margin pressure, underscoring the importance of reading annual margin targets alongside revenue growth.

By contrast, after-tax FFO fell to $33.6 million from $41.5 million in the same period a year earlier. Vista said the decline reflected higher current taxes and an increase in the number of shares following a share offering earlier in the year. That trend differs from the growth in revenue, NOI and EBITDA, highlighting the effects of taxes and share count on the after-tax measure. Total comprehensive income also rose to $112.6 million from $27.6 million in the third quarter of 2025. The company attributed the increase mainly to higher gains from the revaluation of investment properties and a positive tax impact, linking the improvement to valuation and tax factors as well as operating results.

Against the backdrop of the results, Vista management said the industrial market was showing early signs of improving fundamentals after years of weak conditions, while acknowledging that the pace of recovery could vary. It said demand it had observed included electronics and AI-related industries, while the automotive sector remained resilient and e-commerce continued to grow. The investment property portfolio was valued at $4.5 billion on September 30, 2026, up 8.5% from $4.1 billion on December 31, 2025. S&P Global Ratings and Fitch Ratings raised Vista’s long-term rating to BBB with a stable outlook, from BBB- with a positive outlook. The company had announced on September 9 that it repaid $105 million of private debt ahead of maturity under two financing agreements.

The development pipeline under construction comprised projects covering 3.3 million square feet at the end of the quarter, with an estimated investment of $282.5 million and an expected yield on cost of 10.2%; the company said these projects are not currently leased. Vista began construction on five new inventory buildings during the quarter and delivered two buildings that it said were fully occupied upon delivery. On distributions, the company paid $18.7 million for the third quarter on October 15, equivalent to 0.3669 Mexican pesos per common share. The next event announced for investors is an investor day in New York on November 11, where Vista will discuss business performance, capital allocation priorities and its Route 2030 plan. Management said it would continue to assess investment opportunities with discipline, while acknowledging that the speed of the industrial market recovery could vary.
