Mahindra Lifespace Developers' consolidated net profit fell 66% year-on-year in the quarter ended September 2026, despite an increase in total income over the same period. Quarterly profit stood at 16.34 crore rupees, according to the Economic Times, citing Press Trust of India's earnings coverage. The company had reported consolidated net profit of 47.91 crore rupees in the quarter ended September 2025. Total income, meanwhile, rose to 104.02 crore rupees in the second quarter of fiscal 2027, from 33.06 crore rupees in the corresponding quarter of the previous fiscal year. The decline in quarterly earnings thus coincided with higher income, while the company's residential pre-sales continued to grow in the first half.

For the first half of fiscal 2027, consolidated net profit rose to 101.89 crore rupees from 99.17 crore rupees in the corresponding period, according to the Economic Times. This followed a first quarter in which the company reported 67% year-on-year growth in consolidated profit after minority interest. That profit stood at about 86 crore rupees, according to Mahindra Lifespaces' first-quarter earnings statement. In the same statement, the company said it "recognises revenue under the completed-contract method", the accounting policy governing when revenue is recorded in its accounts. This accounting basis puts growth in residential bookings in a different context from recognised revenue, as the latter is recorded upon contract completion, while pre-sales reflect booking activity.

In the residential business, first-half pre-sales reached 1988 crore rupees, compared with 1200 crore rupees in the comparable period of fiscal 2026, according to Investing.com's earnings coverage. That represented 66% year-on-year growth, with bookings expanding despite weaker second-quarter profit. On liquidity, operating cash flow in the first half of fiscal 2027 stood at about 341 crore rupees, according to the same source. The net debt-to-equity ratio was -0.28 times, indicating that the company held a net cash position when it announced its first-half results. In the market, the stock rose 4.92%, according to Investing.com's coverage published on the day the results were announced, 22 October 2026.

Alongside booking growth, Mahindra Lifespaces added projects with a gross development value of 7100 crore rupees during the first half, according to Investing.com. At the end of the quarter, on 30 September 2026, the company announced an expansion of its Mumbai redevelopment portfolio. The additions included projects in Borivali and Chembur, with a combined potential development value of 1500 crore rupees, according to the company's statement. The expansion also extended to the industrial business through an agreement with Sumitomo to expand the Origins project in Chennai. In its July 2026 announcement, Mahindra Lifespaces said the agreement included a framework for the acquisition, transfer and development of about 95 acres of land.

As it entered the second half of the fiscal year, the company announced the launch of Mahindra Rivenza in Pune on 6 October 2026, ahead of its September-quarter results. The project's expected gross development value is about 3500 crore rupees, according to Mahindra Lifespaces' launch statement. Management maintained its annual residential pre-sales guidance for fiscal 2027, according to Investing.com. The guidance set the minimum sales target at 4500 crore rupees. The upper end of the target range is 5000 crore rupees, leaving this guidance as the sales framework management is maintaining for the remainder of the fiscal year.
