The Pending Home Sales Index measures housing contract activity and is based on signed real estate contracts for existing single-family homes, condos, and co-ops. Since a contract is usually signed weeks before a sale is finalized, this index is a leading indicator for Existing Home Sales. It offers a timely look at the health of the residential real estate market.
Compiled by the National Association of Realtors (NAR) based on a large sample of pending sales from Multiple Listing Services. It tracks the number of homes that have gone under contract but have not yet closed.
